    Stonebriar is a multiple phase neighborhood located on Danforth (206th) between Western and Santa Fe. The community provides a lot of variety between phases. Certain phases offer larger lots with larger homes while another phase provides smaller homes on smaller lots. The neighborhood has two phases (The Elms and Enclave) featuring gated access, lawn/flower bed maintenance, and private roads. HOA dues vary based on the amenities provided. Homes for sale range from 1800-3200 square feet with price points between $210,000-$400,000. Building in Stonebriar began in 2006 with new construction still available in certain phases. Stonebriar has a community pool, clubhouse and offers a tremendous amount of flexibility for residents.

    Stonebriar of Edmond has always been a personal favorite of mine. When my wife and I were relocating here from San Antonio in 2006, we were very close to purchasing our first home in this neighborhood. At the time, construction of phase one had just started, with only a few homes on the ground. Fast forward to today, and you will find a blossomed community, offering multiple phases and a variety of amenities for homeowners.

    Stonebriar is located just east of Western off Danforth. The neighborhood features multiple phases, with community pool and clubhouse. The original phase one features homes built from 2006-2010, sitting on larger lots, with a starting price point around $250,000. The neighborhood does offer separate phases within the community (The Elms and Enclave) featuring gated access, lawn/flower bed maintenance, and private roads. Obviously, the HOA dues vary from phase to phase based on amenities. Currently, the new phase 5 offers new construction from $300,000-$400,000. The average size home for the entire neighborhood is right around 2,500 square feet, with the high right at 3,100 square feet. You may want to keep this in mind if you are currently shopping and need more space.

    The resale value for the neighborhood has always been very strong. The builders have done an amazing job with the quality of construction, and the development is above average for the price point. Generally, these homes do not sit on the market for a long period of time. Also, there has been wonderful commercial growth around the neighborhood, along with an extensive lane expansion upgrade to Danforth. Obviously, these types of improvements usually boost property value.

    I truly can not say a bad thing about this neighborhood. So, if you are shopping the $250,000 price point in Edmond, I strongly encourage you to check out this wonderful addition.
